Lake of the Ozarks Roofing
http://www.lakeozarkroofing.com In times when money is tight for everyone, replacing your roof may not be a viable option. Even though you’re experiencing leaks from above, the finances may simply not be there. Often, repairing the roof is an reasonable and practical alternative to replacing or re-covering your entire roofing system. Before doing anything, here are some things to take into consideration.
Assess the Situation
The first step is to actually find out what you are working with. You may be assuming that the leaks are a direct result of roof issues, but not all leaks come from roof membrane. Plumbing, air conditioning, windows, rooftop mechanical units, or other sources can cause leaks that appear to be coming from the roof.
If you are checking the roof yourself, look for potential membrane leak locations. Be on the lookout for cracks, scrapes, punctures, cuts, or blisters in the roof membrane. Also look for membrane erosion, particularly around downspouts and drains. Check seams, making sure they are watertight and properly adhered. One the problem area is identified, you’ll be able to move on to the next step, which is to determine if the problem can be solved with simple repairs.
Check Your Warranty
Whether you are going to repair, re-cover or replace, you’ll need to find out what kind of warranty you are working with. If the roof damage is a direct result of storm damage, you’ll need to contact your homeowner’s insurance agent for direction.
If the roof itself is under manufacturer warranty, you’ll need to find out what kind of roof system is installed and who the manufacturer is. Hopefully, you have warranty in-hand. If not, and you purchased your home new, your real estate agent can direct you to the builder for the manufacturer information. This might sound like a lot of leg work, but if your roof system is covered under warranty it will certainly be worth it.
